PROJECT DEPARTMENT

ASST. CONTRACT MANAGER

Responsibilities

1. To manage contract department with subordinates for preparing tender documents, contract documents, progress claim.
2. To prepare / check the variation Orders and Final Account.
3. To liaise and deal with Consultant QS for tender and award, claim, variation order and final account (from pre-contract till post contract). - for high rise project.
4. Preparing cost report of project during closing of accounts at quarterly basis or half yearly.
5. Attending client consultant meeting and site meeting as well.
6. Attending management review meeting and management meeting.
7. Preparing cash flow of project as requested by Finance department.
8. Preparing budget or cost estimate as requested by General Manager or Project Manager.

Requirements

1. Candidate must possess at least Bachelor's Degree/Post Graduate Diploma/Professional Degree, Master’s Degree in Engineering (Civil).
2. Required skill(s): At least 8 year(s) of working experience in the related field with experienced in contract and cost management.
3. Required language(s): Bahasa Malaysia, English & Mandarin (Due to business nature) – Good communication skills in English, both oral and written
4. Computer literate and knowledge of Microsoft Project & ACAD.
5. Preferably Manager specialized in Engineering – Civil/Construction/Structural or equivalent.

LEGAL DEPARTMENT

LEGAL MANAGER

Responsibilities

1. Review, vet and draft/negotiate all agreements and contracts assigned including and not limited to regulatory related matters, finance, employment, corporate ventures, collaboration etc. as the case may be and other legal documents within the group of companies and ensure they are in compliance with all statutory and/or legal requirements.
2. Render legal advice in all legal matters including corporate affairs, conveyancing, litigation, secretarial matters and dispute resolution for the group.
3. Review and update on the legal implications of internal policies and procedures.
4. Manage and coordinate with external solicitors and other third party advisors on
5. Companies legal matters.
6. Prepare standard legal contract templates and precedents for the group.
7. Monitor and supervise litigation matters disputes.
8. Corporate any operational matters in compliance with the company's process and policy.
9. Attend all meetings, discussions and negotiation with internal clients as well aswith external parties as the case may be pertaining to the subject matter.
10. Provide legal advice on issues or subject matter assigned as well as conduct
11. research where necessary.
12. To act on any other duties as assigned from time to time.

Requirements

PROJECT DEPARTMENT

Project Manager

Responsibilities:

• Responsible for project planning, scheduling and tracking of projects, as well as coordination with contractors & consultants. To liaise on relevant Authority approvals and clearance are duly obtained within stages of project development including CCC for vacant possession.
• Lead and liaise with Consultant to develop design to meet the project brief and design intent. Coordinate design process as per the approved schedule & manage the project resource efficiently.
• Managing the design and award of contract within the approved budget. Conduct technical reviews to ensure compliance with Contractual requirements and target completion date is met.
• Monitor project and construction documents to ensure that the details and information are adequate for implementation. Managing variation works and final account within the approved budget.
• Lead the site team to manage the day-to-day operations, project or function, including developing short and long-range goals, coordinating activities with contractors.
• Organize regular coordination meetings with contractors and ensure the progress is on schedule with stage billing program and completion within timeline. Resolve any unexpected construction difficulties and other problems that may arise.
• Oversee quality control to ensure workmanship comply to specification and safety matters on the site adheres to requisite procedures. Able to identify non-compliance works and initiate corrective actions when required

Requirements:

• Candidate must possess at least Bachelor's Degree/Post Graduate Diploma/Professional Degree, Master’s Degree in Engineering (Civil).
Required skill(s): At least 8 year(s) of working experience in the related field with experienced in project management. Familiar with Mechanical & Electrical services in high rise building is an advantage.
• Computer literate and knowledge of Microsoft Project & ACAD.
• Good communication skills in English, both oral and written.

PROJECT DEPARTMENT

Resident Engineer

RESPONSIBILITIES

• You are to assume the position of Resident Engineer and assist and work under the direction of the Project Manager or his representative. Your duties and responsibilities shall include, but not limited to, monitoring quality control of Contractor’s performance with respect to specified materials, workmanship and construction methods; administering day to day matters arising between Consultants and Contractor on unspecified elements of works; providing regular reports on findings to all parties; maintaining material records on progress of the works; directing the Contractor on variation to details previously issued by Consultants; and directing the Contractor on rectification works not complying with Consultant’s specified requirements.
• Coordinating and assisting the Project Manager/or their representative in the performance of site technical duties. Attending site and authority meetings. Supervising subordinate resident site staff.
• Performing and undertaking all such duties, acts or things that are normally to be performed or undertaken in the capacity which you are employed from time to time.
• Carrying out without any additional remuneration, additional responsibilities of your immediate superior during the latter’s absence whilst on leave or overseas trips.
• Preserving strict confidence about all matters which relate to the company and not divulging such matters directly or indirectly except in accordance with any instructions you may receive from the head of your department.
• Disclosing, without prior request of the company, promptly and fully, particulars of and all information relating to any matter including materials, technologies, computer programs, products, processes or improvements thereto which are originated by you during your employment with the company and complying with all directions by the Company so as to vest in and secure for the Company any copyright, patent, design or other property right to or in respect of any such matter as described above.
• Attend to the delivery of vacant possession (handover), and also resolve purchaser complaints and assist in the finalization of the final account with the Consultant/Contractor.
• Observing the Company’s established rules and regulations.
• To responsible for the day to day administration and management of structural matters including reviews of contractors design and working drawing
• Ensure that construction works are carried out according to pre-set safety rules
• Resolve discrepancies between engineering vs architecture drawings. • Inspect contractor’s works and assess quality of material used in construction

REQUIREMENTS

- Candidate must possess at least Diploma Advanced/Higher/Graduate/Diploma/Degree in Civil/Structural/Construction engineering
- At least 10 year of working experience in the related field
- Candidate work with other disciplines such as architectural, mechanical and electrical.
- Able to handle whole project with minimum supervision
- Command of spoken and written English
